A PRE-PURCHASE BUILDING INSPECTION IS THE SMARTER CHOICE

If you’re about to make an offer on your dream home, or bid at an upcoming auction, you want to make sure the property you are looking at is 100% sound and free from any hidden issues. The cost of undertaking a pre-purchase property inspection may one of the most important investments you’ll ever make.

Our experienced inspectors will take a look over the property for you, checking for any hidden structural defects and faults that could result in thousands of dollars’ worth of repairs down the track. If you purchase a house or apartment without an inspection and there are issues, it could prove to be a very costly mistake.

All checks carried out by us are done so to Australian Standards 4349.1. Our inspections are comprehensive, and if there are any issues with the property you can trust us to find them. At the culmination of our inspection, you’ll be presented with a report that details any defects and faults we have found – as well as any other concerns we feel you should know about. This includes the potential for issues developing in the future. We phone through the results as soon as the job’s completed, and the full report will follow within 24 hours.

A typical pre-purchase inspection includes the following:

  • Internal – we check all rooms, and pay special attention to skirting boards, doors and windows, architraves, tiling and carpets and staircases
  • External – we check the home’s exterior, including the hot water system, patio, driveways, garage, decking, walls and lintels
  • Roof cavity – roof frame and insulation
  • Roof exterior – tiles, metal, gutters, eaves, downpipes and everything else on the roof
  • Under floor – timber framing, support posts, ventilation, evidence of rising damp/surface water/dry rot
  • General site inspection – all outdoor areas, paying particular attention to surface drainage
